Efficient Luxury Living Barndominium Style – Dobesh Construction
A spectacular 8,200 square foot combination of single-family, two-story living and workspace is nestled on four rural acres near Harrisburg with beautiful views. This unique barndominium is a brand- new version of a luxury lifestyle with 5,000 square feet of living space and a 3,200 square-foot shop/ hobby and entertainment space plus an oversized two-car garage all under one roof. With their wide- open interiors, soaring ceilings, and modern design features, barndominiums make beautiful family residences that Dobesh Construction can customize to suit your lifestyle and budget.
From first approach to this barndominium home you can tell it is something special, with its vertical deep, grey siding and tall columns of variegated stacked stone, highlighted by natural stained wood, dramatic angled roof lines, and pops of warm rust tones on the garage and front entry door. The exterior beams are sourced from the Black Hills, and the walls of oversized, black-framed custom windows draw you inside to see what interesting spaces lie within.
Entering the custom, eight-foot high Therma Tru walnut fiberglass front door with an Emtek pull handle by Builders Millwork, you feel welcomed into a
large, bright open concept space with 20’ tall ceilings and great flexibility for furniture placement and lifestyle choices. The door is a perfect match to the Pro Garage Door garage doors. Stunning oversized windows welcome in breathtaking South Dakota sunrises and sunsets. From the entry you can see the smart black and white kitchen, the great room space anchored with a floor to ceiling fireplace, and the open staircase to the second floor with a powder coated black steel railing and a thin wire system that contrasts the solid ash floating stairs.
Although barndominiums are often thought to be overly industrial or cold, Dobesh and the homeowners worked collaboratively with interior designer, Carly Ellsworth, to ensure design details enhanced the warmth and hominess of this large and open home.
The selection of natural wood plank floors by Thornton’s Flooring adds visual warmth and flow and a cozy feel in the winter months. Open areas are accented with placement of a dramatic, sculptural light fixture over the floating staircase and circular bands of light over the dining table and kitchen island with a large, black metal ceiling fan centered in the space.
“My client understood the importance of energy efficiency, especially living in the country,” says Bryan Dobesh, owner and builder of Dobesh Construction. “With epoxy floor throughout the garage, radiant in-floor heat throughout the house and shop, geothermal forced-air systems, and EPS R33 (the standard in Sioux Falls is R19) SIP insulated wall panel systems, their family will keep cool in the summer and warm in the winter. It’s an over-the-top residential build, with structural engineering behind them.”
Dobesh Construction utilizes EPS SIP panels for any type of build, not just barndominiums including both commercial and residential construction for superior energy efficiency.
The kitchen is striking with modern black cabinets contrasted by white marble, solid surface countertops, a full height back splash with floating wood shelves, and contemporary black stainless appliances. The stunning, eleven-foot center island seats five and has waterfall edge details and a black composite sink, punctuated with a gold-toned industrial faucet. There is plenty of cabinet storage space plus an adjacent, large walk-in pantry with two conveniently located doors for easy access from the kitchen or mudroom area.
The views from the kitchen through the large windows are spectacular! You can feel the warmth of the fireplace while preparing for a family dinner or to entertain. Bella Faux Finishes accented the floor-to-ceiling fireplace with a Venetian plaster surface in undulating tones of grey adding texture and elegance to achieve the perfect movement and effect the clients desired for their fireplace.
At the top of the stairs, there is a truly special additional feature of an entertainment loft with a full bar and an adjacent, cozy home theater space, carpeted for warmth and to soak up the sound, outfitted with theater seating and plenty of room for play and study areas for the kids.
The heated wood flooring continues, and the cabinets and countertops are cohesive with the kitchen. A door leads to the huge open garage area into a loft-style game and gathering room that features a pool table, plenty of room for gaming consoles, and space for every imaginable family recreational activity. From there you can go down the stairs into the main garage area with ample built-in storage and room for recreational and motor vehicles of every kind. The high end, energy-efficient wall and ceiling surfaces have the additional benefit of stylish, silver sheet metal walls and a contrasting black ceiling.
The home features five bedrooms and three bathrooms. The sprawling, light-filled primary suite is also framed by tall windows and a slider to a private covered patio area. The natural wood tones of the floor flow into the large-scale porcelain flooring in the primary bathroom, in undulating tones of black and browns that continue up the walls to the ceiling. As an accent wall in the shower, there is a floor to ceiling contrasting section of textured porcelain tile in light wood tones. Clear glass panels frame the spa-type water room with an easy access, zero entry spa-like water suite, with its free- standing tub and two wall-mounted shower systems in elegant black metal, providing a truly luxurious shower experience. The black cabinetry and quartz countertops continue, matching the kitchen. The vanity is designed with maximum storage, a seated area, and an additional wall of enclosed storage space. The sinks are punctuated by black plumbing fixtures, two LED lighted mirrors with touch sensors, and striking pendants hanging from the high ceilings.
The shared bathrooms in the secondary bedrooms are perfect for kids and guests with their grey quartz countertops and double sinks with black faucets. The vertical wall mirrors are lit from behind creating a lovely floating effect.
At the entry from the garage area into the main living spaces is a mudroom with seating and storage, and the laundry room is off this hall and is equipped with a tall washer and dryer set in black and framed with ample cabinetry in a fun teal color.
